We Are Collecting Donations for the Austin Fire Victims

Donations are being collected in our office for the Austin Food Bank and Austin Pets Alive. We will be delivering the donations every Tuesday until supplies are no longer being brought into the office. This includes non-perishable food, clothes, dog food, cat food and anything else they may need. You can find a complete list of all items needed on each website.

Tips and Tricks for Operating Your AC/Heating Unit

Your AC/Heat will work more efficiently if the temperature setting is adjusted to a moderate energy saving temperature such as 68 degrees for winter and 78 degrees for summer. Avoid turning the unit off. Make sure the setting is always set in the auto position for the most optimal performance.

The unit may take a few minutes to respond when first turned on. If the unit does not respond in ten minutes, a service call may be necessary.

Never flip the setting switch back and forth quickly. The compressor is responding to each setting and drastic changes can severely damage the unit. This can result in your unit being unavailable for cooling or heating while it is being repaired.

When using your unit for the first time each season (i.e. heat in the winter and A/C in the summer) there will probably be an odor for the first day. This condition is normal and does not require maintenance.

Dear Resident,

You are a valued resident and we would like to bring an important issue to your attention.

Many residents are under the common misconception that their personal belongings and liability are covered by the Landlord’s commercial insurance. Unfortunately this is not actually the case. Only a renter’s insurance policy can protect your interests as a renter. That is why we took a proactive approach and negotiated with a leading insurance provider to offer renter’s insurance to our residents. As part of this agreement, effective September 1, 2011 every resident upon move in or renewal will need to obtain $100,000 in Liability Coverage and maintain the policy throughout residency. Proof of coverage will be required as part of the leasing or renewal process. Please note that this is an increase from the previously requirement of $50,000.

You can obtain the $100,000 Liability Coverage through our preferred provider, Assurant Specialty Property, for as little as $10.75 a month, or you can go through the insurance company of your choice. We believe that by requiring all of our residents to obtain Liability Coverage, we encourage a greater sense of awareness and provide you with a level of protection that is affordable.

Assurant Specialty Property is part of Assurant, Inc., a Fortune 500 Insurance Company. Assurant Specialty Property provides quick and easy enrollment, and guarantees coverage to every resident. These policies are extremely flexible and can be tailored to meet your budget.

Keep in mind, along with Liability Coverage, you may want to purchase coverage to protect your personal property. For instance, if a candle starts a fire and damages your television set and you do not have personal contents coverage, your television would not be covered.

Proof of Coverage can be one of the following:

1. The print out of the last section on Assurant’s Renters Insurance website that lists your policy (RIN or RL or RI) number. If you enroll with Assurant, we will automatically receive your required proof of coverage, but you can also print out your own copy.

2. A “Declaration Page” from Assurant or another provider that shows you are covered for $100,000 in Liability Coverage.
